How This Calculator Works

Property tax is an annual local tax based on a property's assessed value, used to fund schools, municipalities, and county services. Two numbers drive your bill: the assessed value set by your local assessor, and the millage rate, often quoted in mills where one mill equals $1 of tax per $1,000 of assessed value. Some jurisdictions also apply assessment ratios, homestead exemptions, or value caps. This calculator estimates your annual and monthly property tax and pairs it with an affordability check so you can see how taxes and insurance affect the home price you can qualify for — the same PITI logic lenders use for debt-to-income qualification.

The Mathematical Formula & Logic

Annual Property Tax = Assessed Value × (Millage Rate ÷ 1,000). If your area quotes a percentage instead: Annual Tax = Assessed Value × taxRate. Monthly Property Tax = Annual Tax ÷ 12. For affordability, total monthly housing (PITI) = P&I + (Annual Tax ÷ 12) + (Annual Insurance ÷ 12).

Worked Step-by-Step Example

A home assessed at $320,000 in an area with 18 mills: Annual Tax = $320,000 × (18 ÷ 1,000) = $5,760 per year, or $480 per month. If your P&I payment is $1,771 and insurance is $120/month, your PITI is $1,771 + $480 + $120 = $2,371 — the figure a lender checks against your debt-to-income ratio.

Frequently Asked Questions

A mill is $1 of tax per $1,000 of assessed value. A rate of 18 mills means $18 per $1,000, or a 1.8% effective rate on the assessed value.

Market value is what your home would sell for today. Assessed value is the value the tax assessor assigns for billing, which may use a ratio of market value, be capped, or lag the market by years.

Check the assessment for errors, apply for homestead or senior exemptions, and file an appeal if the assessed value exceeds comparable sales. Even a small reduction compounds every year you own the home.

Yes. Rates are set by overlapping jurisdictions — county, city, school district, and special districts — so two identical homes a few miles apart can have very different annual bills.
